"Mark from LBI Home Inspection was fantastic. He was very thorough and knowledgeable on each element we came across during inspection. This cannot be said about some of our former inspectors who just seemed to want to check the box. Mark seemed to take pride in his work and make sure that we as home owners were fully informed on the state of the home, potential maintenance risks, and corrections that should be considered. I actually just went and purchased new photoelectric smoke detectors for my home after learning about the difference between ionization and photoelectric during the training he provided. I highly recommend you use Mark if you are looking for an inspector to provide a report that brings true value."

Customers say: Quick response

"Bill is hands down an amazing home inspector. We hired him this past weekend and he came early, answered all of our questions, took notes down, took pictures of things that needed repairs, did a roof inspection as well as termite inspection and did everything so thoroughly that he stayed well past 4 hours. He was so nice and very knowledgeable. He truly is passionate about his job and wants us to know every detail about our future home, which is so appreciative. Thanks for all of your help Bill!"

"First, the gentlemen / owner of this business was polite and generous. We purchased a single mold test and he did 2 additional samples out of kindness. That being said; the results we got back simply identified a strain of mold found in our house. We did not get the following valuable information, and were forced to go elsewhere for an actual mold inspection. - No test of humidity to see how persistent the problem may be - No examination of air ducts, and similar "obvious" mold places (given the condition of the space, this appeared to be a no-brainer). - No examination or recommendation for the upstairs of the house. - No examination or recommendation for the attic of the house. The report we got back gave us an arbitrary "medium" risk evaluation, with no data, and no information to explain what a medium risk actually was. When we called another inspector, we got all of this information, and we learned just how serious, significant, and pervasive our mold problem was. Had we gone with this particular vendor, I'm nearly positive the mold would have been barely addressed (despite a multi-thousand dollar eye ball estimate); hidden, and would likely reappear several years later. All in all, the service was lackluster, below expectations, and several days late. Did we get what we paid for? Sure. Was it useful? Nah. Will I seek help from this vendor again? Definitely not."

"Our experience with Home Energy Savings Solutions was great. At first, we didn’t want to dish out the $100 to do the energy inspection. After doing the inspection however, we recommend every home owner get one done, because it pays for itself. As part of the assessment, Mohammed replaced all the light bulbs with LEDs and all our shower heads with high efficiency ones. Those changes alone will cost you $100. Mohammed also walked me through the house as he did the assessment with an IR camera to show me the inefficiencies and heat loss areas. For the work, we priced three companies. I sent the energy assessment to each of them and Home Energy Savings Solutions offered to do more repairs and for cheaper. They did the work in one day and reduced our air exchange rate by almost 20%! During the repairs, the workers found a leak in our roof while adding insulation in the attic and gave us recommendations for repair. Mohammed also made other suggestions to further improve energy efficiency throughout the house, little home repair stuff that I could do on the weekends. Overall it was a great experience and I would hire them again."

Small jobs welcome

"Chris was extremely knowledgeable in regards to any question that we asked. He was thorough in his inspection taking his time and often double checking. He communicated throughout the entire inspection all the while maintaining a pleasant and professional demeanor. He even took the time to sit down and address any question we had in addition to all the question we had already asked. He did not just tell us the answer in instances where he could show us he did so. Chris also provided us with a wonderful handbook. On the next day I called him after reading the report and he took the time to go over each item I did not understand. He made an otherwise nervous and stressful experience much easier. I would definitely hire this company again, as well as recommend to others."

"Excellent. Central came to my house in July 2015 to do a repair and inspection. They told me then I needed a new roof, I should have listened. Flash forward to June 2020 and we're at it again. Amazingly, they still had all of the specs for my house from the estimate they did in 2015. Two crews came to my house on a Saturday morning and went at it. On the roof about 7, completely done and cleaned up by 2. Amazing job and it looks great."

FAQs for home inspection projects in Southern Md Facility, MD

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
